What does an Airbnb property actually look like after traveling professionals have stayed there for an extended period?
Mike recently walked through one of his properties near the Mayo Clinic in Jacksonville, Florida, shortly after a group of medical professionals checked out. Despite a few items left behind and some areas needing attention from the cleaning team, the property itself remained in excellent overall condition.
That’s an important part of the strategy behind this property. Instead of focusing only on traditional vacation travelers, the property is positioned to welcome traveling professionals such as nurses, doctors, patients, engineers, and military personnel who need a comfortable place to stay while they’re away from home.
Location plays a major role in that process. Being close to a major hospital can make a property particularly convenient for healthcare professionals and patients. Mike refers to hospitals as part of his “Four H’s” strategy, which considers hills, hospitals, hotels, and H2O when evaluating potential Airbnb locations.
But choosing the right property is only the beginning. Preparing it for the guest experience matters just as much. A fully equipped kitchen, comfortable bedrooms, reliable appliances, bathroom essentials, cleaning supplies, and thoughtful touches can help guests feel more at home during an extended stay.
The property also has a dedicated supply area where the cleaning team can quickly access extra linens, towels, toiletries, coffee supplies, and other essentials. Having systems like this in place helps make turnovers easier and keeps the property prepared for incoming guests.
Mike also uses a “Forget Me Basket” with useful everyday items that travelers may have forgotten to pack. Details like these show why professional Airbnb hosting goes far beyond simply finding a property and creating a listing. The entire guest experience needs to be considered.
That’s where having a clear process and experienced team becomes important. Property selection, preparation, cleaning, maintenance, supplies, guest experience, and ongoing management all need to work together.
