Finding a rental property online is easy. Knowing whether it fits your Airbnb Arbitrage strategy is where the real work begins.

One of the key lessons Mike shares in this video is that the landlord conversation shouldn’t be the first step. Before reaching out, you should understand the property, the location, the type of guests you want to serve, and how the home fits into your overall operating strategy.

That starts with choosing the market carefully. Rather than limiting your search to the city where you live, you can research areas based on what actually brings people there.

Mike uses his “Four H’s” as one way to evaluate locations: hills, hotels, H2O, and hospitals. Each represents a reason people may travel to an area. For a corporate rental strategy, hospitals can be particularly important because traveling nurses, doctors, patients, engineers, military personnel, and other professionals may need comfortable temporary housing.

Once you’ve identified the market, the next step is narrowing down potential properties. The goal isn’t to contact every landlord you find. It’s to create a more focused property search and identify homes that better match your strategy.

Then comes one of the most important parts of Airbnb Arbitrage: the landlord conversation.

A property owner may have very different ideas about what short-term rentals look like. That’s why simply asking, “Can I Airbnb your property?” doesn’t explain the full picture. A professional conversation should help the landlord understand who you are, what type of guests you serve, how the property will be cared for, and what systems your team has in place.
