The Property Isn’t the Problem. The Process Usually Is.

A beautiful Airbnb property can still run into problems if there isn’t a strong process behind it.

That’s one of the biggest lessons Mike shares in this video. Airbnb Arbitrage involves much more than finding a home, getting permission from the landlord, and creating a listing. The decisions you make before choosing the property and the systems you build afterward can shape the entire guest experience.

It begins with choosing the right property.

A home may look perfect in photos, but location, neighborhood, property type, local regulations, and the guests you plan to serve all need to make sense together. That’s why property research should happen before making a commitment.

Mike often uses the “Four H’s” as part of that research: hills, hospitals, hotels, and H2O. These location factors can help identify areas where people already have a reason to travel. For corporate rentals, being near hospitals can also help position a property for traveling nurses, doctors, patients, engineers, military personnel, and other professionals.

Local rules are another part of the research process that can’t be ignored. City requirements, HOA rules, permits, and platform policies can change. Understanding those requirements before moving forward with a property can help operators make more informed decisions.

Then comes the guest experience.

Professional Airbnb management requires consistent communication. Guests need clear information before arrival, support during their stay, and quick responses when something needs attention. Cleaners also need an organized schedule so the property is prepared properly between guests.

This is where automation and team support become valuable.

Instead of manually handling every message and task, operators can create systems for guest communication, cleaner coordination, calendars, and property management. The objective isn’t to remove people from the process. It’s to make sure important responsibilities don’t get missed.

Property care matters too.

Mike’s corporate rental approach focuses heavily on traveling professionals rather than positioning every property as a traditional vacation rental. Understanding the type of guest you want to serve can influence the location you choose, how you furnish and prepare the property, and the systems you put around it.

Reviews are another reflection of the overall operation. Cleanliness, communication, accurate property information, reliable service, and responding appropriately when issues arise can all influence a guest’s experience.

That’s why the real work doesn’t end when you secure a property.
