Your Airbnb Isn’t Getting Bookings? Fix These 5 Things FIRST!

You’ve got a beautiful Airbnb property, your listing is live, and everything looks ready for guests. But there’s one problem: your calendar is still empty.

So, what’s going wrong?

Sometimes the property itself isn’t the problem. It could be how you’re presenting it, how easy it is for guests to book, or whether people are finding your listing in the first place.

In this video, Mike shares five common issues Airbnb hosts should look at when their property isn’t getting the attention they expected.

The first thing to review is your market positioning.

Before making changes to your listing, take a look at similar properties in your area. Search Airbnb using the same location, bedroom count, bathroom count, and property type.

Pay attention to how other hosts present their homes, what amenities they highlight, and how their listings change throughout the year.

Understanding your local market and the types of guests visiting the area can help you make better decisions about how to position your property.

Next, take a closer look at your photos.

Your listing photos are often the first thing potential guests notice.

Dark rooms, awkward angles, cluttered spaces, and low-quality phone pictures may not show the property at its best.

Mike recommends using professional photography with proper lighting and angles that make each room look inviting and accurately represent the home.

Your main photo, often called the hero photo, deserves special attention. It should highlight one of the property’s most attractive features and give people a reason to explore the rest of the listing.

The following photos should show different parts of the home rather than repeating similar views of the same room.

Your listing title matters more than you might think.

A title like “Beautiful Home in California” doesn’t tell guests much about why they should choose that property.

Instead, think about what makes your home useful or interesting to the people visiting your area.

Is it near a major hospital? Does it have a hot tub? Is there a comfortable workspace, a full kitchen, or convenient access to a popular destination?

Highlighting relevant amenities and nearby attractions can help guests quickly understand what the property offers.

For corporate rentals, this becomes particularly important. Traveling nurses, doctors, engineers, and other professionals may search for properties based on proximity to work locations and practical amenities.

Another common problem is making the booking process too complicated.

Guests appreciate clear information and a straightforward reservation experience.

Review your minimum-stay requirements, house rules, booking preferences, and any restrictions that might prevent suitable guests from reserving your property.

Mike also discusses Instant Book as an option worth reviewing. Depending on the property and your hosting preferences, it may help simplify the reservation process.

The objective is to make booking convenient while maintaining appropriate guest requirements and protecting the property.

Finally, don’t overlook your Airbnb listing’s search visibility.

You may have a great home with professional photos and useful amenities, but guests still need to discover it.

That’s where Airbnb listing optimization comes into the picture.

Review your title, description, property details, amenities, photos, and overall listing completeness. Make sure the information is accurate, easy to understand, and relevant to the guests you want to welcome.

Mike explains how Airbnb SEO, or search engine optimization, is part of his approach to improving how properties are presented and discovered on the platform.

Search placement can vary, and no listing adjustment guarantees a particular position. Still, maintaining a complete, accurate, and well-presented listing is an important part of professional hosting.

The bigger lesson is that hosting doesn’t stop once your property goes live.

Your listing needs regular attention. Photos may need updating, descriptions can be improved, guest preferences may change, and booking settings should be reviewed as part of your ongoing process.
